Can a builder force me to pay extra after agreement is signed?

I bought a flat in Noida, and the builder is now asking for an additional ₹3 lakh before possession, claiming increased cost of materials. We signed an agreement a year ago stating the total cost already. I cannot afford this unexpected demand and feel trapped. Is this legal? What are my rights as a buyer in this situation?
